Offered for sale is a stand of quality timber totaling 118.85 acres. Approximately 41.18 acres, 34.6% of the sale area, is located on well-drained soil and is loggable year-round. Another 56.59 acres, 47.6% of the area, is located on the river bottom and is best logged during dry periods. However, this area does contain the best and highest quality timber. The remaining 21.07 acres, 17.7% of the area, is within a drained beaver impoundment. This area was not accessible during the inventory, but contains numerous small hills of quality pine timber. The entire sale area is to be clear-cut of all merchantable timber.

Within the 97.7 acres of inventoried timber, pine sawtimber averages 11,672 board feet per acre with an average of 323 board feet per tree. Additionally, pine Chip-N-Saw will contribute 4.7 tons per acre and pine fiber will contribute 2 tons per acre. Hardwood sawtimber, including poplar, sweetgum and red oak, will contribute an additional 886 boardfeet per acre.

Access for logging will via three farm paths from Hwy 701 with the middle path located approximately 1 mile south of Garland, North Carolina.
