Offered for sale is 493.914 acre tract of bottomland hardwood with a few scattered patches of pine. The area has been divided into two stands containing 134.958 and 358.956 acres. Buyers may submit bids on either or both stands of timber or bid on the total timber sale area. The entire area is to be clear-cut of all merchantable timber.

Within the combined timber sale area, red oak sawtimber averages 1,541 board feet per acre, red maple sawtimber averages 506 board feet per acre, sweetgum sawtimber averages 1,038 board feet per acre, white oak sawtimber averages 563 board feet per acre, green ash sawtimber averages 263 board feet per acre and other hardwoods contribute an additional 460 board feet per acre. Pine sawtimber adds an additional 411 board feet per acre and cypress contributes 514 board feet per acre.

Stream-side management zones, totaling 27.38 acres have been marked on the ground. No timber will be harvested from within the stream-side management zones.

This property should NOT be considered all weather logging. Periodic flooding can be expected and high floatation logging equipment will be required.

The logging access is via the shared private road with Mathew Sand & Gravel Company and the Stewart property farm paths. The Matthew Sand & Gravel exterior gate is open 7am – 5pm, Monday – Friday.
